You must have at least 3% of the purchase price from your own funds.
You need good credit and a steady income. You must also complete
an extensive Homebuyer education
program and you must have at least one (1) month's house payment
in your savings account after closing.
How to qualify for a fully gifted down payment:
You may accept 10% of the purchase price from an immediate family member or a community-based organization to purchase a single family, condominum, or duplex property. The minimum percentage of down payment can be reduced if you have an excellent credit history. The donor must sign an affadavit stating that it's an outright gift, not a loan.
